Our Listing Contract Is Expiring, How Do We Find A New Agent Long ...

Q: Our current listing contract is expiring at the end of the month, and we want to find a different Realtor to sell the house. We are out of state and have huge communication problems with our current Realtor. We?re not sure if the problem is automation or ESL issues, but whether it is by phone or email, we often have to ask for clarification as to what she is trying to say. We wonder about her ability to communicate with potential buyers. We didn?t choose this Realtor ? she was assigned by the broker handling the previous rental of our home. Now her contract is up, and we want to find someone else. What is the best way to go about this? The house being sold is in Arizona.

A: First, if you have any issues with your current Realtor, address them with her and her Broker-in-Charge. But well, you are past that point and are looking to list with another agent. It is incumbent on you to be diligent in how you select your agent ? keep the mindset that not all agents are created equal, this decision can be the difference between a smooth transaction and your home not selling. Start your process online, research who are the agents dominating the local market through their online presence, and proceed from there.

A: It is easy to find a new one. The hard part is finding a good one. Realtors will line up to get you referred to someone in AZ, anyone will do for most agents because they will arrange to get paid a referral fee, if your place sells. The kicker is the agent who refers you rarely know the person they referred you, how professional they are or what their work ethic is. So you would have the same odds as most agents in picking an good agent in AZ.

Unless, you can find someone, agent or not, that has previously worked with an AZ Realtor in the area needed, that you can trust and they will attest to the Realtor?s abilities, you may have to do some interviewing by phone.

Do Internet searches for Realtors in the area you need to sell. Then start interviewing agents to find the best one. Look to see how professional they are. Do they call you back immediately or are they difficult to get a hold of? How long have they been in the business? Do they work in real estate full-time? What education have they received? What do they do to sell homes (Most will say the same thing, but there are some who will stand out from the crowd)? Tell them you want to list your home for $30K more than the fair market value to leave room for negotiating and see how they respond. Tell them you want to discount their commission by 30% and hear what they say. How each person responds, lets you see how ?good? they are. They good ones will defend why they are worth the commission they are asking with reasonable rationale. Pay attention to the answers received. Good ones will tell you why not to list your home high and might even not accept your listing. Yes, good agents do not take listings that are overpriced.

A: Identify which agency handles a lot of real estate in the properties zip code on Realtor.com and see who has the most listings in your general price range. Find a ?listing?agent as compared to a buyer agent. That speaks english, has 10 years or more full time experience and interview three on the phone. Many companies rate thier agents on yearly commisisons earned by putting them into different economic clubs such as gold, silver etc. Pick an agent in a club that makes over $100K a year. Talking to three wouldn?t take you long to know which one you feel comfortable with. Ask them what they do different that other agents don?t do. Don?t pick them on who offers you the best price. It?s the marketing that will make you or break you. Offer a 60 day listing agreement, so if you make a mistake, you can switch again. If you like the communication and information flow, extend it as needed.
